Orbell Street TIMARU

Orbell Street

Nestled among existing houses on an established Timaru street is an exciting north facing section that will soon bare a stylish boxed shaped home for a professional couple.  It will be hard to gauge the full imprint of the house on the section from the street as the garage and driveway will the first things you see but there will be glimpses down the drive that will spark the interests of passers by.  The house will consist of 2 stories and a parapet roof which will add to the box shape feel.

All of the living spaces will be on the ground floor and will largely be open plan with the living and dining room across the northern face of the build.  The living and dining will have sliding doors that open up to a deck and the garden beyond.  Tucked behind the dining is a large kitchen with an island bench and breakfast bar.  Behind the living room will be a media room that can be closed off via double cavity sliders.  At the rear of the home is an entry that opens from the west and travels to east to give an access way to a covered porch that connects the house and garage.  On the south side of this is a generous laundry and separate toilet, both of which are accessed by cavity sliders.

A central stairway leads to the two bedrooms, the master situated above living room and the spare room which fits above the kitchen.  Above the laundry and toilet on the top storey will be an office and bathroom.   The master bedroom has an en-suite which includes a free standing bath and his and hers sinks.  Shutters on the western edge of the bedroom opens out to reveal a large void to the ground floor below.

The majority of the house will be clad in Colorsteel wide rib wall cladding system and the double garage exterior will be James Hardie linea oblique weatherboards.  A small run of cedar will surround the main entry and continue up to the top storey.  The front north face will also feature some vertical cedar weatherboards around the windows and sliders.
